I’ll be the host of your REI classroom tip. In today’s show, I’m going to share with you a little known secret resource that will help you quickly track down owners mailing addresses, alternate addresses such as second homes, vacation homes and cellphone numbers, I am going to show you every other details that you may want.

It’s an absolute game changer, we’ll put you leaps and bounds ahead of your competition. I’m going to give you two examples TLO. The first one is a mobile home park in new Hampshire. The owner of that mobile home park is an older gentleman in Florida.
They have three vacation homes in Florida. We were sending mailers to all four of their addresses. Their main address is in New Hampshire, they have three different properties in Florida. One of those properties was very challenging to find, it was listed in one of their brothers name.
We mailed to all four. They responded from that fourth mailing address which was a vacation property that was in their brother’s name, that’s where they were staying for the winter. They responded to us. We purchased their park, it’s a park that has made us a ton of cash.
All of our competitors might have been sending them Direct Mail, they are probably sending it to their New Hampshire home. They only spent six months out of the year. If they’re getting mail out there, they will check it until they get back home. Your letter would have been in that stack. But if you use TLO and follow our advice, you will make your letter in their hand at the right time.
The second one is mobile home park. This is what we do in the mobile home park business. Second example is in Virginia. We currently own it. Today it’s a mobile home park. The owner was an ex attorney, he was very good at hiding himself, his address wasn’t readily available, it was very challenging to find him. We found an address, we found multiple addresses that we thought were his on TLO.
We mailed to all them, one of them was the right one, it arrived at some condominium that he owned in Washington DC. He responded to us and we bought that park. From having conversation with him, he did not receive a lot of other direct mails, he received very few other direct mails about his mobile home park, it was an absolute home run, we stole that park, we bought it for $650, 000. Two years later, the park is worth over a million and a half dollars into cash flows.
We have made more than $100, 000 net in our pockets by one year. That’s all I have for today’s REI classroom tip, thanks for listening and spending time with me.
